About This Property

Oasis Residence is a new, intimate luxury residence in Karatu, northern Tanzania, positioned between Ngorongoro Crater and Lake Manyara. It is designed as a peaceful, private base for travelers doing the Northern Circuit rather than as a traditional safari lodge.

The property has just seven private pool suites, making it considerably more intimate than many of the larger Karatu lodges. The suites are spacious one- and two-bedroom units, built with natural materials and local craftsmanship. Each has a private terrace and private swimming pool, giving the accommodation a very high degree of privacy.

The interiors are contemporary, elegant and warm, with large living areas, comfortable bedrooms and beautifully finished bathrooms. The bathrooms feature features such as freestanding stone bathtubs, double vanities and indoor/outdoor shower arrangements, depending on the suite.

Its location is particularly convenient for a safari itinerary. Oasis Residence is positioned just outside Karatu, making it a good base for visiting Ngorongoro Crater, Lake Manyara, Lake Eyasi and Tarangire National Park. The setting is greener and more agricultural than the actual safari areas, with coffee plantations, forest and views towards the Ngorongoro highlands.

The residence places considerable emphasis on privacy and personalised service. Guests can have meals served on their private pool deck, and there is also a shared pool and dining area where guests can relax and enjoy the surrounding landscape. Recent 2026 guest reviews particularly praise the staff, food, cleanliness and very private suites.

The overall feel is more boutique luxury residence than conventional safari lodge. There isn't the extensive wildlife-at-your-doorstep experience you would get at a lodge inside a national park or conservancy. Instead, Oasis works very well as a luxurious overnight base before or after a Ngorongoro safari, especially if you appreciate spacious accommodation, your own pool and a quiet environment.

My take: Oasis Residence looks like one of the more interesting new luxury options in the Karatu area. For a couple, I would particularly value the private pool suites and intimate scale. If your priority is luxury and relaxation between safari days, I'd choose it over a large conventional Karatu lodge; if your priority is being immersed in wildlife from the lodge itself, I'd look elsewhere.

The property is part of Lilac Tanzania Properties and is currently receiving very strong early guest feedback, although it is still a relatively new property, so there isn't yet the long track record that some established Tanzanian lodges have.
